Booking & Pricing
How much does an inspection cost?

Three flat tiers, all in CAD:

  • Standard Home (under 3,000 sq ft) — $275
  • Large Home (3,000–6,000 sq ft) — $375
  • Estate / Multi-Building (6,000+ sq ft or complex sites) — from $475

Add $75 for 24-hour rush turnaround. HST is added where applicable. There are no hidden fees, no per-photo charges, and no upsells.

How do I know what size my home is?

Most GTA single-family homes fall into one of three buckets:

  • Under 3,000 sq ft: typical detached, semi-detached, or townhome → Standard Home tier
  • 3,000–6,000 sq ft: larger detached homes, custom builds, executive housing → Large Home tier
  • 6,000+ sq ft, or multiple buildings on the property: estates, sprawling lots, properties with detached garages or coach houses → Estate tier (custom quote)

If you're unsure, your property tax bill, MPAC assessment, or real-estate listing usually shows the square footage. When in doubt, contact us with the address and we'll give you an honest answer.

What payment methods do you accept?

We accept credit card and Interac e-Transfer for all customers. B2B accounts (roofing contractors, property managers, real estate brokerages, insurance firms) can be set up on net-15 or net-30 invoicing.

Do you offer discounts for multiple properties?

Yes. We offer volume pricing for roofing contractors with 5+ inspections per month and portfolio rates for property managers handling 10+ properties. Real-estate brokerages and insurance firms with consistent volume can also be set up on a recurring rate. Contact us for B2B pricing.

Can I cancel or reschedule?

Yes — free cancellation or rescheduling up to 24 hours before your appointment. Within 24 hours, any deposit may be forfeit at our discretion (we'll be reasonable for genuine emergencies).

What if weather cancels the inspection?

We reschedule weather cancellations at no charge. Drones can't safely or legally fly in heavy rain, high wind, or low visibility, and the imagery would be poor anyway. We'd rather wait a day for clean conditions than capture footage that doesn't serve you.

What do I actually get?

Three things, every time:

  • 4K aerial imagery of every slope, ridge, valley, flashing, vent, chimney, and gutter on your roof
  • A physical SD card with all the raw footage — mailed or delivered locally
  • A structured PDF report drafted with AI assistance and reviewed by an owner before delivery

Standard turnaround is 48 hours from flight to delivery. Rush is 24 hours.

How long does an inspection take?

Most flights are 30 to 45 minutes on-site for a standard home. Larger properties or complex sites may take longer. You don't need to be home if you've given us access details ahead of time.

Do you need to enter my property?

Only the exterior and the airspace above. We typically operate from your driveway, front yard, or backyard — no indoor access required, no one steps on the roof. If your property has a locked gate or restricted access, let us know in the booking notes.

What if my roof has issues that need close inspection?

Our 4K imagery captures detail that's often better than what an inspector can see from a ladder — lifted shingles, granule loss, flashing concerns, and debris show up clearly. But for physical testing (probing, moisture meters, structural verification), you'd need a licensed home inspector or a roofing contractor on-site. Our reports are designed to give you a clear baseline; physical testing is a separate scope.

Can I get a rush report?

Yes. Add $75 for 24-hour rush turnaround on any tier. The deliverables are identical — same 4K capture, same SD card, same owner-reviewed PDF — just faster. Rush is popular for active roofing jobs, time-sensitive real-estate transactions, and post-storm assessments.

Technical & Legal
Are you licensed and insured?

Yes. We hold a Transport Canada Advanced RPAS certificate (the licence required to fly drones commercially in controlled airspace, near people, and over property in Canada) and carry $2 million in commercial drone liability insurance. Proof of insurance is available on request for B2B clients.

What drones do you use?

Our primary aircraft is the DJI Mini 4 Pro — a sub-249g drone with high-resolution 4K capture, low noise, excellent obstacle avoidance, and the ability to operate in tight residential areas where larger drones can't safely fly. For commercial and industrial sites, we may deploy larger aircraft when the scope calls for it.

Can this replace a home inspection?

No. We document visible roof conditions from aerial imagery — we don't assess structural integrity, attic condition, electrical, plumbing, HVAC, foundation, or anything else covered by a licensed home inspection. For a full home inspection, hire a licensed home inspector. Our service is a focused, high-quality look at the roof from above.

Can this be used for insurance claims?

Our reports document visible roof conditions on the day of the flight and can be useful supporting evidence for an insurance claim — especially after storms or hail events. However, we are not insurance adjusters. Coverage and claim outcomes are determined by your insurer, not by our report. Some adjusters welcome drone imagery; some still require their own inspection. Check with your adjuster first if you're filing a claim.

What's the difference between standard and rush service?

Just turnaround time. The flight, capture quality, SD card, and owner-reviewed report are identical. Standard is 48 hours from flight to delivery. Rush is 24 hours, for an extra $75.

Do you fly in bad weather?

No. High winds, rain, snow, or low visibility makes aerial capture unsafe or unreliable, and Transport Canada regulations restrict flight in many of those conditions anyway. If weather affects your scheduled inspection, we reschedule for free.

Do you work with roofing contractors?

Yes — this is a core part of our business. Volume pricing is available for contractors booking 5 or more inspections per month, with fast turnaround so you can scope jobs and quote work without sending a crew up. We can structure recurring billing, dedicated contact, and a streamlined booking process for active accounts.

Do you work with property managers?

Yes. We offer portfolio contracts for property managers with 10+ properties, including annual building condition surveys, post-event checks, and capex planning support. Annual contracts simplify budgeting and give you consistent documentation across your portfolio.

Do you work with real estate agents?

Yes. Pre-listing inspections give your sellers a clean record to show buyers, and buyer-side due diligence inspections surface issues early in the offer process. Brokerages with consistent volume can be set up on a discounted recurring rate.

Do you work with insurance adjusters?

Yes — our imagery and reports are well-suited to claim documentation. We include the appropriate disclaimers (we're not making coverage determinations), but the visual evidence often accelerates resolution and reduces disputes. Volume arrangements are available for firms with regular claim documentation needs.

What areas do you serve?

The Greater Toronto Area — Toronto, Mississauga, Brampton, Markham, Vaughan, Richmond Hill, Oakville, Burlington, and surrounding municipalities. If your property is in or near the GTA and you're not sure if we cover you, just ask.

Do you travel outside the GTA?

For trips beyond a 30 km radius from our home base, we add a travel fee of $0.30/km, disclosed before booking confirmation. We've done inspections as far as Niagara, Hamilton, Barrie, and Peterborough on request.
